Gross monthly income below ₱47,855.82 (NCR) or ₱34,685.82 (outside NCR); OFWs qualify regardless of income; at least 12 monthly contributions; 100% loan-to-value. If the borrower's gross monthly income at the end of the five-year period is still within the income threshold, the subsidized rate applies for another three years. The calculator reproduces these official samples exactly.

Eligibility, Term and Costs

  • Membership: at least 24 monthly savings (12 for Affordable Housing); a lump sum of the required savings is allowed.
  • Age and term: not over 65 at application, not over 70 at maturity; term up to 30 years.
  • Amount: up to ₱10,000,000.00; above ₱6M limited to 90% of appraised value; overall the lowest of need, amount applied for, capacity to pay and loan-to-value.
  • Insurance: Mortgage Redemption (or Sales Redemption) Insurance and Fire and Allied Perils Insurance are required and billed with the amortization.
  • Reserve payment: one month's amortization is set aside from the proceeds and applied to your last payment if unused.
  • Apply: at any Pag-IBIG branch, through an accredited developer, or start online in Virtual Pag-IBIG (Apply for or Manage Loans).

What are the Pag-IBIG housing loan interest rates in 2026?

Pag-IBIG's regular rates until December 31, 2026 depend on how long you fix the rate: 6.5% for 5 years, 7.125% for 10 years, 7.75% for 15 years, 8.5% for 20 years, 9.125% for 25 years, 9.75% for 30 years. A promo rate of 4.5% applies to loans up to ₱4.9 million and 5.75% to loans above ₱4.9 million up to ₱10 million, for the first 3 years of the loan. Socialized homes under the Affordable Housing Program get 3% for the first 5 years.

How much is the monthly payment on a ₱2 million Pag-IBIG loan?

Over 30 years: about ₱10,133.71 a month at the 4.5% promo rate, ₱12,641.36 at 6.5% (5-year fixing) or ₱17,183.09 at 9.75% (fixed for 30 years). These are principal and interest only; mortgage redemption and fire insurance are billed on top, and the rate reprices at the end of the fixing period.

How much can I borrow from Pag-IBIG?

Up to ₱10,000,000.00 (Circular No. 491, approved by the Board on May 11, 2026), with loans above ₱6 million limited to 90% of the appraised value. The actual amount is the lowest of your actual need, the amount you apply for, what your income can pay, and the loan-to-appraised-value ratio.

Who qualifies for a Pag-IBIG housing loan?

At least 24 monthly savings (a lump-sum payment of the required savings is allowed), not more than 65 years old at application and 70 at the end of the loan, legal capacity to mortgage property, satisfactory credit and employment checks, no Pag-IBIG short-term loan in arrears, and no previous Pag-IBIG housing loan that was foreclosed, cancelled or bought back.

Who qualifies for the 3% Affordable Housing Loan?

Members buying, building or refinancing a socialized home whose gross monthly income is below ₱47,855.82 if working in NCR or ₱34,685.82 outside NCR (OFWs qualify whatever their income), with at least 12 monthly contributions. Loans go up to ₱950,000.00 for a socialized house and lot and ₱1,800,000.00 for a socialized condominium unit of 27 sqm or more, with 100% loan-to-value. The 3% rate runs for the first 5 years; if the borrower's gross monthly income at the end of the five-year period is still within the income threshold, the subsidized rate applies for another three years.

What is the maximum loan term?

Thirty years, but not beyond the borrower's age 70. A 45-year-old can borrow for up to 25 years.

What is the Housing Loan Reserve Payment?

An amount equal to one monthly amortization set aside from your loan proceeds on release. It protects your insurance coverage and shields you from late-payment penalties if a payment is delayed; any unused reserve is applied to your last amortization. It does not replace your regular monthly payments.
